THE PROBLEM

Crownstone were called in by a prestigious nationwide block manager to provide a solution to water ingress into this modern penthouse apartment. When Crownstone arrived, in spite of numerous surveyors’ visits, the source of the water damage remained unidentified and the problem persisted. With water beginning to seep into the apartments beneath, correctly diagnosing the issue was imperative.

THE PLAN

As the development was less than 10 years old, a defect report would be required to trigger the NHBC warranty, protecting the leaseholders from hefty Section 20 costs. Crownstone needed to perform systematic invasive surveys to identify the design/install defects as quickly and comprehensively as possible, providing a clear, step-by-step plan for remediation. Short-term mitigation measures would also need to be designed on-site to reduce the immediate water.
