AYDEN SUPERSTORE, UPMINSTER

FLOOD RESPONSE AND SLAB DRYING IN A BUSY HIGH STREET RETAIL UNIT

  • SECTOR: Commercial Retail

  • SCOPE: Damp & Timber Survey, Flood Assessment, Mechanical Drying Cycle

THE PROBLEM

Following a severe storm, Ayden Superstore experienced significant internal flooding, with water entering through the front façade and shutters, submerging the retail floor.

Although surface water receded quickly, the real risk remained beneath the floor. Crownstone’s survey identified elevated moisture levels within the concrete slab, far above acceptable limits.

Vinyl flooring was trapping this moisture, preventing evaporation and increasing the risk of floor failure, structural damage, and business disruption.

THE PLAN

A full moisture assessment confirmed widespread slab saturation. Without intervention, retained moisture would continue to compromise the flooring system, leading to costly repairs and potential downtime. A controlled mechanical drying strategy was recommended.

OUR SOLUTION

Crownstone removed the vinyl flooring and implemented a monitored mechanical drying programme, supported by regular moisture testing to ensure safe conditions were achieved. Our approach focused on protecting the client’s wider business:

  • Reducing downtime risk by addressing the issue before failure occurred

  • Protecting asset value by preventing long-term damage

  • Avoiding repeat costs through early intervention

  • Supporting insurance claims, including Business Interruption

  • Providing clear reporting for all stakeholders

Once dry, the property was ready for reinstatement with confidence the issue was fully resolved.

OUTCOME

Early intervention prevented more serious damage, repeat disruption, and escalating costs. Flood damage doesn’t end when water recedes — without proper drying, the real issues are often hidden.

If your commercial premises have suffered water ingress, Crownstone provides a complete service from investigation to full remediation. Call: 020 8226 5654
